2. Details and samples of any materials to be used externally, including details of hard landscaping materials shall be submitted to and agreed in writing by the Local Planning Authority before the development is commenced. The development shall be carried out in accordance with the approved details and shall thereafter be maintained.

Reason 2. To ensure that the appearance of the development is satisfactory and without prejudice to conditions of visual amenity in the locality, in accordance with Policy BNE1 of the Medway Local Plan 2003.

3. The roof of the extension hereby permitted shall not be used as a balcony at any time and there shall be no alteration undertaken to the property to facilitate such a use (whether permitted by the Town and Country General Permittted Development Order or not) without prior consent of the Local Planning Authority.

Reason 3. To ensure that the development does not prejudice conditions of amenity by reason of unneighbourly overlooking of adjoining property. This is in accordance with Policy BNE2 of the Medway Local Plan 2003

2. Notwithstanding the submitted bollard details, prior to the commencement of the development, revised details of retractable bollards to prevent obstruction of the van parking spaces shall be submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details and shall thereafter be maintained in such form. The retractable bollards, as subsequently approved shall be removed when the premises is open.

Reason 2. In the interests of highway safety and effficiency, in accordance with Policy T1 of the Medway Local Plan 2003.

3. The security grilles hereby permitted shall be painted or powder coated in a colour to match the existing window frames on or prior to their first installation, and shall thereafter be maintained in such form unless any variation is first approved in writing by the Local Planning Authority.

1. No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission.

Reason 1. In accordance with regulation 14(1)(a) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.

2. No advertisement shall be sited or displayed so as to-

(a) endanger persons using any highway, railway, waterway, dock, harbour or aerodrome (civil or military);

(b) obscure, or hinder the ready interpretation of, any traffic sign, railway signal or aid to navigation by water or air; or

(c) hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle.

Reason 2. In accordance with regulation 14(1)(a) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.

3. Any advertisement displayed, and any site used for the display of advertisements, shall be maintained in a condition that does not impair the visual amenity of the site

4. Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public

Reason 4. In accordance with regulation 14(1)(a) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.

5. Where an advertisement is required under these Regulations to be removed, the site shall be left in a condition that does not endanger the public or impair visual amenity.

6. The illumination of the display hereby permitted shall be constant.
